By Tokuş İnşaat

How does the home buying process work in Alanya? Learn about title deed procedures, required documents, expenses, and all the details to consider in this comprehensive guide.

Title Deed and Purchasing Process in Alanya: Step-by-Step Guide

Alanya, one of the most preferred living and investment centers of the Mediterranean, maintains its charm for both domestic and foreign investors. However, managing the purchasing process correctly is just as important as choosing the right real estate.

In this guide, we cover all the steps you need to follow when buying an apartment, villa, or commercial real estate in Alanya in a simple and understandable way.

1. Determine Your Purpose of Purchase

First, you must decide for what purpose you are buying the real estate.

  • For residence
  • Summer home use
  • Investment
  • Generating rental income
  • Commercial use

This decision directly affects the region you will prefer and your budget.

2. Choose the Right Area

Every neighborhood in Alanya offers different advantages.

Oba

Stands out with its family life, and proximity to hospitals and educational institutions.

Mahmutlar

Draws attention with its high rental potential and foreign investor interest.

Kargıcak

Ideal for those who want luxury villa projects and a life with sea views.

Kestel

Offers a quiet life, proximity to the university, and modern projects.

Avsallar

Attracts the attention of investors with a life intertwined with nature and affordable new projects.

3. Check the Legal Status of the Real Estate

Before making a purchasing decision, the following documents must absolutely be examined.

  • Title deed registration
  • Mortgage status
  • Lien/foreclosure check
  • Habitation certificate (İskân)
  • Building permit
  • Property ownership (Kat mülkiyeti) or construction servitude (Kat irtifakı)
  • Municipality records

Examining the title deed and legal status beforehand reduces potential risks.

4. Prepare the Sales Contract

In the sales contract prepared between the parties;

  • Sales price
  • Payment plan
  • Delivery date
  • Fixtures list
  • Title deed transfer date
  • Penalty clauses

must be clearly stated.

5. Expertise and Valuation

An independent valuation report may be required for some transactions. This report reveals;

  • the real market value,
  • the technical condition,
  • its compliance with official records.

The valuation report is an important stage, especially in foreign buyer transactions.

6. Title Deed Appointment

After the necessary documents are completed, an application is made through the Land Registry and Cadastre Directorate.

Generally requested documents:

  • ID or passport
  • Title deed information
  • Tax number (when necessary)
  • Photo
  • Compulsory Earthquake Insurance (DASK)
  • Valuation report (in applicable transactions)

The application process can also be carried out via the WebTapu system.

7. Title Deed Fee and Other Expenses

The following expenses may occur during the purchase:

  • Title deed fee
  • Revolving fund fee
  • DASK
  • Real estate consultancy service fee
  • Notary or power of attorney expenses (if required)

Although the sharing of expenses may vary according to the agreement between the parties, legal obligations and practices may differ depending on the transaction type.

8. Title Deed Transfer

At the Land Registry Office;

  • the buyer,
  • the seller,
  • proxies (if any)

are present.

Documents are checked.

After the signatures are completed, the title deed is officially issued in the name of the new owner.

9. Things to Do After the Sale

After the title deed transfer;

  • Electricity subscription
  • Water subscription
  • Internet
  • Natural gas (if available)
  • Complex management notification
  • Address registration
  • Home insurance

procedures must be completed.
